BIM in Architecture
What is BIM in architecture?
BIM architecture is a collaborative working method that allows managing all the information of a project through a virtual model. With it, the different agents involved in an architectural BIM project, such as architects, builders, interior designers, and site managers, can work and participate together. Additionally, the creation of BIM families and objects by construction suppliers facilitates the use of their materials in projects following this methodology.
Benefits of using BIM methodology in architecture
- Efficient collaboration with engineers from all disciplines.
- Communication with the client through 3D visualizations.
- Design control and reduction of design errors.
- Improved documentation and cost control.
- Reduction of errors and omissions during the construction phase.
- Reducción de errores y omisiones en la fase de construcción.
- Reduction of project and construction duration.
- On-time project delivery within budget.

BIM Systems
Our BIM services in architecture
3D BIM Modeling
We develop BIM models using software for architecture that generates more precise and parametric components according to the scope of work and with the required specifications and LOD, such as sections, floor slabs, metalwork, furniture, etc.
4D and 5D Projection
BIM 4D provides conflict-free project scheduling and time-related information, such as waiting time, construction, and installation time, etc. BIM 5D provides accurate cost estimation, automated calculation of quantities according to design intent, etc.
Point cloud scanning and modeling in BIM
We deliver high-quality, parametric as-built 3D BIM models from point cloud scanning according to the existing project. We develop models that are used in renovation, reconstruction, and remodeling projects.
Creation of BIM elements
We create parametric and precise BIM elements in a minimal file size, featuring a Level of Detail (LOD) from 100 to 500 in the required file format. We build and test the family in a required version.

Our approach in each design phase
At Alianza BIM, we specialize in developing models using different software. Thanks to them, we focus on the development of architectural models in each design phase in architecture projects.
Schematic design
We deliver documentation at the beginning of the initial design. The documents we manage are floor plans for all levels, generic openings, cross-sections, wall sections, all obtained from an exterior and interior model of the architecture project at LOD 200.
Design development
In the design stage, we prepare the model at LOD 300 from which we obtain floor plans with opening design, structures, installations, interior wall dimensions, exterior elevations with opening design and finishes, basic details, quantity list calculation, and a cost estimation report.
Construction documents
We provide a construction-ready model that includes design intent changes and adjustments arising from interference resolution. We provide fully annotated floor plans, all plan dimensions, rooms, walls, door and window layouts, section views, exterior elevations, installations, furniture, and finishes.

Why is it important to understand the features of BIM technology in architecture?
What are the advantages of BIM methodology in architecture?
BIM methodology in architecture offers several advantages, some of which include:
- Unification of knowledge and work of professionals related to a construction project.
- Optimization of resources, reduction of energy consumption and material waste, making it a more ecological and sustainable alternative.
- Better control of expenses and fewer delays or changes in budgets.
- Standardization of company protocols, facilitating collaboration between different market stakeholders.
- Access to updated data in real time through cloud-based information.
- Significant reduction of design errors thanks to the digital reconstruction of the work model.
- Coverage of the entire building lifecycle, from its earliest design phase in sketches to its commissioning, operation, and maintenance.
- Each component carries all necessary information for its integration, including costs, allowing automatic and error-free budget generation.
- The project can be designed in three dimensions practically from the beginning.
- Professionals can focus more on design, leaving complex calculations to software and computers.
